Rural Property for Sale in Caraban
AUCTION OCTOBER 8 AT 6PM IN ROOMS AT RAY WHITE URBAN SPRINGS 311 Abernethy Road Cloverdale
- Land: 255 ha (629 acres)
Outstanding opportunity to secure a large rural tract in the near metro/near ocean corridor.
With almost one kilometre of river frontage this is a rare, historic property with many possibilities.
An opportunity to acquire approximately 254.6 hectares (629.13 acres) of substantial rural land combining Moore River frontage, abundant water, productive pasture, extensive natural woodland, infrastructure, local history and significant long-term investment potential.
The property enjoys approximately 953 metres of frontage to the Moore River, together with substantial road frontage and access. Approximately half of the property is under pasture, with the balance comprising substantial areas of natural woodland and river country.
A further approximately 20-hectare section is separated from the main holding by road alignments, providing additional flexibility in the use and management of the property.
The extensive natural woodland is an important feature of the holding, providing privacy, shelter, native habitat and an attractive rural setting. Together with the Moore River frontage and the property's copious water resources, it creates a particularly appealing combination of productive rural land and natural environment.
Despite its peaceful and private setting, the property is conveniently located approximately five minutes from the coast and is also well positioned for access to the Muchea Livestock Centre and saleyards, adding to its appeal for agricultural and livestock enterprises.
The property benefits from power and water infrastructure, extensive road frontage and substantial water resources. Its size, accessibility and natural resources may also provide potential for extractive industry activities, subject to the necessary investigations, licences, environmental requirements and planning approvals.
A particularly distinctive feature of the property is the historic Boobabbie Crossing on the Moore River, which forms part of the early transport history of the district. The crossing was the original Moore River crossing on the road from the Junction to Gabbadah.
Historical records state that in July 1929, A.F. (Fred) Dewar was contracted to construct approximately four miles of road and rebuild the Boobabbie Crossing. The crossing incorporated stonework approximately 12 feet wide, topped with crushed material, with logs forming kerbs and large rocks positioned above and below the crossing to help prevent washaways.
The crossing was subsequently repaired by the Australian Army during the Second World War. Its use declined following the construction of a new bridge over the Moore River on the Perth-Lancelin Road, and the historic crossing thereafter came to be used principally by the owners of the surrounding farming property.
The property also has a strong generational family connection, having originally been taken up by the sellers' family, giving the holding a history and continuity that is increasingly rare.
With its combination of 253.6 hectares, approximately 953 metres of Moore River frontage, abundant water, productive pasture, extensive natural woodland, power infrastructure, substantial road frontage, proximity to the coast and access to major livestock markets, the property represents an exceptional opportunity for agricultural operators, investors and strategic landholders.
Its scale, location and attributes may also provide an attractive long-term land-banking opportunity, with potential for future subdivision or alternative land uses, subject to applicable zoning, planning, environmental and government approvals.
